Lexington Medical Park – Otarre Pointe, a 70K SF, two-story office complex near I-77, hosts Lexington Family Practice, which includes 64 full-time employees, X-ray facilities, lab space, and Occupational Health services. The steel-framed structure with a precast concrete facade adds architectural interest to the entry areas. Designed for LEED Silver certification, the project focused on preserving natural landscapes by minimizing asphalt and conserving existing trees.
The lateral design incorporates moment frames to accommodate the open floor plan and perimeter windows, reducing steel tonnage (~370 tons) and eliminating field welding with a SidePlate® moment connection. Hood Construction was engaged early, allowing the structural team to optimize the project’s efficiency by preparing a detailed model during design. Fabricators bid using both traditional 2D plans and takeoffs from provided models, and preferences of the winning fabricator, D&T Steel, were integrated into the final fabrication package.
Within a week of notice to proceed, the team collaborated with D&T Steel on shop and fabrication preferences, enabling delivery of the final fabrication package just five weeks later—a significant time savings. This process resulted in zero RFIs related to structural steel, showcasing the efficiency of meticulous planning and coordination.
