Project Description
Structura served as the structural engineer of record for the design and construction of several key buildings within the newly developed Meridian at Eagleview community in Exton, PA, a project involving three interconnected four-story buildings with two-story connectors.
- Building A, located on the southwest corner of the site, is a 4-story Independent Living (IL) facility that includes 46 residential units. The structure is entirely above grade, with the first floor offering amenity space, while parking is located outside the building footprint. The building spans 16,500 SF per floor, totaling 65,800 SF.
- Building B, situated on the southeast corner, is also a 4-story Independent Living (IL) facility, featuring 71 residential units across four above-grade levels. This building includes one level of below-grade parking over 29,800 SF. The above-grade footprint is 25,800 SF per floor, with the total building size, including parking, reaching 133K SF
- Building C, located on the northern part of the site, is a 4-story Assisted Living (AL) facility. It is divided into three sections: the northwest portion houses Memory Care units on the first two floors, covering approximately 18K SF per floor; the middle portion accommodates Assisted Living units on floors two through four, covering approximately 23,600 SF per floor; and the southern portion includes two-story connectors that link to Buildings A and B. The first floor of Building C includes amenity and back-of-house spaces, while the partial basement (17,400 SF) houses employee areas, residential storage, and building services.
Project scope included the design and coordination of structural systems to support the unique needs of each building, ensuring safe, durable, and efficient solutions that integrate seamlessly with the overall community vision.
