Structura was pleased to serve as the structural engineer of record for the tenant renovations at ARE-5 Research Court, a two-story commercial office building transformed to accommodate cutting-edge conferencing facilities and bio-tech/lab research and development spaces. The project involved extensive modifications, including the removal of the building’s front and rear facade “pods” and the design and installation of new site retaining walls. A key feature of the renovation was the creation of a new main entrance core, which included two stairways and an elevator to improve circulation. Additionally, two new rear egress stairways were added to meet safety requirements.

Structura played a key role in designing new front and rear curtain walls to create a cohesive building envelope, as well as the integration of exterior insulation and finishing system (EIFS) on each side of the existing brick facade. The project also involved the installation of new mechanical system shafts through the floor and roof framing, along with the design of a rooftop “dog house” and dunnage to house mechanical equipment, ensuring functionality while maintaining the aesthetic integrity of the building.
