Structura was honored to serve as the structural engineer of record for AARP’s Washington, DC Headquarters, providing comprehensive tenant improvement services. Our scope of work included surveying the existing conditions, coordinating with the mechanical and architectural teams, preparing construction documents, reviewing sub-contractor bids, and assisting with construction administration throughout the project.

Key structural contributions included reinforcing concrete for new mechanical duct openings, strengthening existing dunnage to support the building’s generator, and modifying the precast façade to accommodate new mechanical and architectural requirements. Additionally, Structura designed and expanded the two-story lobby and added two monumental interconnecting stairs to enhance multi-floor amenity spaces.

The project also involved the design of two separate, five-story communicating staircases for two towers and the structural support for new rooftop amenities, including trellises and a circular retractable shade structure, further elevating the building's functionality and aesthetic appeal.
