As the Structural Engineer of Record (SEo), Structura proudly supported the transformation of a former Monroe Ward parking lot into one of Richmond's newest and tallest residential buildings. The completed 15-story Parc View at Commonwealth, located at 321 W Grace Street, represents a major addition to the city’s urban landscape and serves the expanding housing needs of students and young professionals in the area.
Highlights
The building, strategically situated just blocks from VCU’s Monroe Park campus, marks a significant milestone as Chicago-based Pinecrest’s first development in the Richmond region. The structure comprises 168 fully furnished units, predominantly configured with two or more bedrooms, accommodating up to 500 residents. Designed with both safety and functionality in mind, the structure includes a robust 67-space parking deck, amenity spaces tailored for student needs, and a 1,600 SF retail area on the ground level, further enhancing the community’s engagement with the building.
Community Vision
With students and young professionals in mind, Parc View provides spaces that foster community and well-being, including a rooftop deck, a common study area, and an art studio. The retail space is positioned to attract amenities like a quick-service restaurant or fitness studio, reinforcing Parc View as a vibrant community hub.
Collaborative Success
This project is the result of a collaborative effort led by Pittsburgh-based Rycon Construction and architect Hickok Cole, with Structura providing critical structural solutions to support Pinecrest’s vision. The building’s successful completion concludes a four-year development process that began in 2020, when Pinecrest acquired the half-acre site. This journey exemplifies our commitment to innovative engineering solutions that enable urban growth and enhance the city skyline.
