Structura was excited to partner with Torti Gallas + Partners on the design and development of 10Eleven M Street, a mixed-use infill project revitalizing a prominent corner in Washington, DC’s Mt. Vernon Triangle neighborhood. Located just blocks from the Convention Center Metro station, this project transformed a former parking lot into a dynamic urban space. The design creatively integrates an existing historic corner townhouse and laundromat, wrapping them in a new structure that appears as two distinct buildings—one nine stories facing M Street NW and the other six stories facing 11th Street NW.

The 71-unit residential condominium includes below-grade parking for 21 cars and 40 bikes, with 4K SF of ground-floor retail. Structura’s design incorporated thin composite slabs supported by load-bearing metal stud walls, with a concrete podium supporting the entire structure. The podium accommodates continuous retail space at the ground level, including an inviting outdoor seating area that enhances the active streetscape, fostering a vibrant community environment in this prime location.
