Structura served as the structural engineer of record for a major renovation project at a senior living apartment complex in Essex, MD, located off Route 40. The complex consists of four interconnected three-story buildings—A, B, C, and D wings—spanning approximately 130K SF. The buildings are framed with open web wood trusses supported by wood-bearing walls and finished with aluminum siding and brick veneer.

Project scope focused on a comprehensive assessment and repair of the structure, addressing key areas of concern. This included the repair of multiple balconies, the replacement of deteriorated wood framing in the perimeter walls, and modifications to the bearing walls to improve overall structural integrity. Through careful analysis and design, Structura ensured that these upgrades met safety and durability standards, enhancing the residents’ living environment and extending the building’s lifespan for continued use.
