The Corcoran, with 4,000 SF of ground-floor commercial space and 35 apartments on six floors above, marks its presence on a prominent plot at the northeast corner of 14th and Corcoran Street’s NW. The project aims to stitch the historic residential fabric of Corcoran Street with the higher density development of 14th Street.
Set against the picturesque backdrop of Corcoran Street, the project strives to be contextually sensitive while embodying the energy of 14th street’s arts and retail corridor. By respectfully massing the building to reflect the palette, proportions, and attention to detail of the surrounding historic properties, the building introduces a contemporary, sculptural language that speaks to the vibrancy of the district. The residence is comprised of two architecturally subdued masonry volumes that gradually pull apart to reveal a sleek structurally glazed curtain wall system. The dynamic central mass culminates in a two story “crown” of penthouse apartments, set back from the street to maintain the neighborhood’s traditional scale.
