When the MD Auto Insurance Fund’s (MAIF) Headquarters relocated to Baltimore, MD's vibrant Locust Point neighborhood in the existing Phillips Seafood building at McHenry Row, major tenant improvements were needed, including extending the two-story structure to four stories. Arris was engaged as the lead architect and Structura was retained to collaborate on structural design development and construction phase support for the installation of a custom monumental staircase, operable partition supports, and more. Project scope included surveying existing conditions, coordinating with mechanical and architectural team members, preparing construction documents, reviewing bids from sub-contractors, and being active in construction administration throughout all phases. The facility includes large open office space and multiple conference and training rooms, and received USGBC LEED-Gold certification under the Commercial Interiors Rating System.
