Structura was thrilled to partner with TG+P on 10Eleven M Street in DC’s Mt. Vernon Triangle neighborhood to bring new vitality back to an undeveloped prominent corner just blocks from the Convention Center metro station. This mixed-use infill project replaced a former parking lot by wrapping an existing historic corner townhouse and laundromat with one structure that appears to be two – one 9 stories facing M Street NW and the other 6 stories facing 11th Street NW – to provide a 71-unit residential condo building with below-grade parking for 21 cars and 40 bikes, and 4K SF of ground-floor retail. The building’s structure features thin composite slabs on load bearing metal stud walls atop a concrete podium above the continuous ground-level retail with outdoor seating that contributes to the active and vibrant streetscape.
