The 8-story residential building at 2144 California Street NW was constructed using conventionally reinforced concrete and has an exterior made of composite brick masonry. The building was initially built in the early 1960s. Structura was part of the design team for the building’s renovation project. As a team member, Structura conducted masonry façade condition assessments and assessments of the below-grade garage’s condition. It was discovered that the exterior masonry façade was extensively cracked over the years due to the lack of vertical and horizontal control and insufficient maintenance. Furthermore, the underground garage structure also had significant deterioration caused by exposure and lack of maintenance.
Structura created bid documents for contractors to address the issues, which included installing control joints and horizontal soft joints at the floor lines of the facade. The project scope also covered repairing deteriorated concrete slabs, joists, beams, and columns in the below-grade garage.
